How to Check Land Records on UP Bhulekh: Khatauni, Khasra and Bhu-Naksha

By Avinash Singh13 October 20265 min read

UP Bhulekh is the Uttar Pradesh government’s free online portal for land records. In a few minutes, anyone can view the khatauni (record of rights) for a plot, check who the recorded owners are, and confirm the plot’s area and land category. This guide explains, step by step, how to use UP Bhulekh, what the records mean, and what they can and cannot prove.

What is UP Bhulekh?

UP Bhulekh (upbhulekh.gov.in) is the official land records website of the Board of Revenue, Uttar Pradesh. It publishes the khatauni for every village in the state, updated from the tehsil-level records. Viewing records on UP Bhulekh is free and does not require registration.

Always type the address yourself and check that it ends in .gov.in. Several private websites copy the look of UP Bhulekh and ask for payment or personal details; the official portal does neither for simple viewing.

Key terms you will see

  • Khatauni (खतौनी): the record of rights. It lists the account holders (khatedars), their shares, the plots in the account, area and land class.
  • Khata number: the account number under which one or more owners hold land in a village.
  • Khasra or gata number: the unique number of an individual plot in the village map.
  • Khasra (register): the field register that records the plot, its area and use, maintained by the lekhpal.
  • Bhu-Naksha: the digitised village map showing plot boundaries, available on upbhunaksha.gov.in.

How to check khatauni on UP Bhulekh: step by step

  1. Open upbhulekh.gov.in.
  2. Click the option to view a copy of the khatauni (खतौनी (अधिकार अभिलेख) की नकल देखें). For the most recent entries, use the real-time khatauni option where it is offered.
  3. Enter the captcha code shown on the screen.
  4. Select the district (जनपद), then the tehsil, then the village (ग्राम).
  5. Choose how to search: by khasra/gata number (most precise), khata number, or the owner’s name (खातेदार का नाम) in Hindi.
  6. Click Search (खोजें), select the matching record and view the khatauni.
  7. Use the print option to save a copy for your file.

If a village does not appear, re-check the tehsil, since some villages were moved between tehsils over the years. If a name search shows many results, search by gata number instead.

UP Bhulekh – checking khatauni and khasra for a property

How to read the khatauni

When the record opens on UP Bhulekh, check each of these entries carefully:

  • Names and shares: the seller’s name should appear as khatedar, with the share he or she claims to own.
  • Gata number and area: these must match the sale deed and the plot shown on the ground.
  • Land class: whether the land is recorded as agricultural, abadi (residential settlement) or another category. Building on agricultural land generally needs a declaration of non-agricultural use under Section 80 of the U.P. Revenue Code, 2006.
  • Remarks column: notes of mortgages, loans, court orders or pending mutation proceedings.

Check the plot on the map with Bhu-Naksha

The khatauni tells you who owns a plot; Bhu-Naksha shows where it is. On upbhunaksha.gov.in, select the district, tehsil and village, enter the gata number and click the plot to see its boundary and neighbouring plots. Compare this with the site you are shown on the ground. Mismatches between the map, the khatauni and the actual site are a common source of later disputes.

Is the UP Bhulekh printout legal proof?

No. A khatauni viewed or printed from UP Bhulekh is for information and preliminary checking only. Banks, sub-registrar offices and courts ask for a certified copy, which is issued by the tehsil (and in many districts through e-district services or Jan Seva Kendras) on payment of a small fee. Revenue entries are also presumptive, not conclusive, proof of title: ownership ultimately depends on the chain of registered documents.

Due diligence beyond UP Bhulekh

A careful buyer treats UP Bhulekh as the first step, not the last. Before paying any advance, also:

  • Search registered documents (sale deeds, mortgages) for the property on the IGRS UP portal or obtain an encumbrance certificate.
  • Trace the chain of title for at least the last 30 years.
  • Check for pending cases on eCourts and in the revenue courts.
  • For a flat or plot in a new project, confirm registration on UP RERA.
  • Verify approved maps with the development authority, such as the LDA in Lucknow.

Mutation (dakhil-kharij) after you buy

After a registered sale, the buyer must get his or her name recorded in the khatauni through mutation (दाखिल-खारिज) under Section 34 of the U.P. Revenue Code, 2006. The application is made to the Tehsildar, usually with a copy of the registered sale deed. Once mutation is ordered, the new name appears on UP Bhulekh. Delay in mutation does not cancel ownership, but it can create practical problems with loans, resale and government schemes.

If you find an error in the khatauni, such as a misspelt name or wrong area, an application for correction can be made to the revenue authorities under Section 38 of the Code.

UP Bhulekh – frequently asked questions

Frequently asked questions on UP Bhulekh

Is UP Bhulekh free to use?

Yes. Viewing and printing the khatauni on UP Bhulekh is free. Only certified copies carry a fee.

Why does my name not appear on UP Bhulekh after buying land?

Usually because mutation has not yet been applied for or ordered. Check the status with the tehsil and follow up on the mutation application.

Can I search UP Bhulekh by name?

Yes, but names must usually be typed in Hindi and common names return many results. Searching by gata or khata number is more reliable.

Does UP Bhulekh cover urban property?

UP Bhulekh covers land recorded in revenue villages. Many urban flats and plots in developed colonies are instead documented through registered deeds and development authority records, so registry searches matter more there.
